Your rate depends on…

Five details that change the comparison.

These are starting points, not the whole underwriting picture. Income, assets, reserves, location, loan term, points and the rate-lock period also matter.

Loan size

The amount you borrow affects which lender programs may fit. Loan-size tiers can have different pricing and requirements. Whether a loan is jumbo also depends on the applicable conforming limit for the property’s county.

Loan-to-value (LTV)

LTV compares the loan amount with the property value used by the lender. A $1.2 million loan on a $1.5 million purchase is 80% of the purchase price. The lender’s accepted value and program rules determine the final LTV and available pricing.

Credit

Your credit profile can affect pricing and eligibility. A score alone does not establish approval or a rate; lenders also review credit history and their current program requirements.

Property type

A detached home, condominium or multi-unit property may be reviewed differently. Property and condo-project requirements can change which programs are available and how they are priced.

Occupancy

A primary residence, second home and investment property are different lending scenarios. The intended use can affect pricing, down payment and reserve requirements.

Sample purchase scenarios

Different details. A different lender review.

These hypothetical examples show the information behind a quote—not rates you can obtain. All assume a requested 30-year fixed loan and a purchase price equal to the lender’s accepted property value. No program availability is implied.

Scenario 01

Primary residence

20% down on a detached home

Purchase price
$1,500,000
Loan amount
$1,200,000
Down payment
$300,000
Assumed LTV
80%
Assumed credit score
760
Property type
Detached single-family home
Occupancy
Primary residence

What to compare

Compare lender pricing alongside points, cash to close and the assets required to remain after closing.

Scenario 02

Less cash down

10% down on a detached home

Purchase price
$1,500,000
Loan amount
$1,350,000
Down payment
$150,000
Assumed LTV
90%
Assumed credit score
720
Property type
Detached single-family home
Occupancy
Primary residence

What to compare

The larger loan, higher LTV and different credit profile require a fresh review. This does not confirm that a 90% LTV program is available.

Scenario 03

Second-home condo

25% down with a different property use

Purchase price
$2,000,000
Loan amount
$1,500,000
Down payment
$500,000
Assumed LTV
75%
Assumed credit score
780
Property type
Condominium
Occupancy
Second home

What to compare

A larger down payment does not make this the same transaction. Review second-home eligibility, condo-project requirements and reserves before comparing quotes.

Hypothetical examples only. Down payment figures exclude closing costs, prepaids and escrows. No rate, APR or payment is quoted. Actual terms and eligibility require borrower, credit, income, asset, property and program review. Rates, terms and availability may change without notice. This is not a commitment to lend.

Compare the full cost

A rate is one part of the decision.

Ask for comparisons using the same loan amount, term, property use and lock period. Then look at the interest rate, APR, discount points, lender credits, cash to close and reserve requirements together.

One discount point equals 1% of the loan amount. On a $1,200,000 loan, that is $12,000 upfront. Paying points may reduce a rate, but the reduction is lender-specific; weigh the upfront cost against potential savings and how long you expect to keep the loan.

Already have a Loan Estimate? Bring the actual terms into the comparison rather than relying on an advertised headline.
