Already Under Contract? The Calendar Now Controls the Loan.

Once the contract is signed, rate is only one part of the decision. The financing contingency, appraisal date, document deadlines and closing date determine how much room you have to compare lenders or change direction.

We will ask for the dates and numbers that matter first. If your closing is within 30 days and the property is in a state we serve, your request enters our priority review route during staffed business hours.

JUMBO MORTGAGES

Jumbo Is Not Just a Bigger Conventional Loan.

Large balances can bring stricter or less standardized rules for reserves, income calculation, asset documentation, appraisal review, property types and relationship pricing. A lender that is competitive for one borrower may be a poor fit for another.

  • Condominiums, unique properties or high-value homes
  • Multiple financed properties

Conventional Mortgage

A mortgage eligible under current conforming guidelines. Limits, underwriting and pricing vary by year, property location and borrower profile.

High-Balance Mortgage

A conforming loan category available in certain higher-cost areas between the standard conforming limit and the applicable high-cost limit.

A jumbo loan generally exceeds the conforming loan limit applicable to the property and transaction. Limits and program definitions can change, so the correct classification must be confirmed for the property location and loan amount.

ARIZONA HOME PURCHASES

A Clear Plan for the Property You Are Buying

Arizona buyers may be comparing primary homes, second homes, condominiums, planned communities or properties with association obligations. The property type, occupancy, loan amount and source of funds can all affect documentation and lender fit. We review the actual scenario rather than forcing every buyer into one program.
